Black Knight Inc. also notes, of the original 4,208,000 families granted forbearance, only 2,588,000 of these homeowners got an extension. Many homeowners have once again started to pay their mortgages, paid off their homes, or never went delinquent on their payments in the first place.

Today’s homeowners have more equity than most realize. According to John Burns Consulting, over 42% of homes are owned free and clear, meaning they are not tied to a mortgage. Of the remaining 58%, the average homeowner has $177,000 in equity. That number is keeping many homeowners afloat today and giving them options to avoid foreclosure.

Equity is growing, jobs are returning, and the economy is slowly recovering, so the perfect storm for a wave of foreclosures is not realistically in the housing market forecast. As Odeta Kushi, Deputy Chief Economist for First American notes, “Alone, economic hardship and a lack of equity are each necessary, but not sufficient to trigger a foreclosure. It is only when both conditions exist that a foreclosure becomes a likely outcome.”

While our hearts are with anyone who may end up in foreclosure as a result of this crisis, we do know that today’s homeowners have more options than they did 10 years ago. For some, it may mean selling their house and downsizing with that equity, which is a far better outcome than foreclosure.

We never really liked the military, honestly most of the time we were in, we hated it. July was a month of record breaking numbers for the members of Georgia's largest real estate marketplace. Monthly statistics for July recorded all-time highs for Residential Units Sold and Total Sales Volume. Members sold an incredible 12,696 units for a staggering single month's sales volume of over $4 Billion dollars. These numbers are the largest recorded for a single month in Georgia MLS.

In correlation with the recording breaking numbers achieved across the entire Georgia MLS membership and the 29 County Atlanta Metropolitan Statistical Area in July, the narrower 12 County Atlanta statistical view also recorded all-time highs for Residential Units Sold and Total Sales Volume. Members of Georgia’s largest real estate marketplace sold an incredible 8,240 units for a staggering single month’s sales volume of $2.81 Billion dollars. These numbers in the 12 County Atlanta view are the largest recorded for a single month in Georgia MLS. Other highlights for July include significant yearly increases in Sales Volume, New Listings, Under Contracts, and Sold Listings as compared to July 2019. Monthly statistics show similar increases across listing Categories with the exception of Under Contracts being down by 2.1%. New Listings were up 3.1% over the previous month, but are down 3.2% from the same period last year. Sold Listings for July were up 7.1% resulting in the monthly record in Sales Volume.   • Honestly today I haven’t felt the greatest energy rush. Sometimes we like to think that we should always feel ready to get things done💪🏽, but we all have days were we just want to be bums and get a slow start. Luckily once I showered🧖🏽‍♀️, changed into decent clothes and did my make up, I was able to put myself in a much better mental space.
