  • The inevitable mortgage penalty comes into play if you decide to break your mortgage for various reasons - refinance, sale, etc.  Penalties are calculated differently from lender to lender and fixed vs. variable. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

The range of penalty can be .75% to 6% or even 7% of your mortgage balance.  If your mortgage balance is 400k, that would mean your range is $3,000 to $28,000. To be honest, the lenders are banking (pun intended) on you breaking your mortgage as 60% of Canadians do in the first 3 years. ⠀⠀⠀⠀⠀⠀⠀⠀⠀

  • Realtors may offer a service called a Market Evaluation or Comparative Market Analysis. What is the difference between this and an Appraisal?

Appraisals and Evaluations/Analysis are two very distinct services that some salespersons or brokerages bring to the table. It is important to know and understand the differences between the two in order to get the most from the insights they offer. 

When discussing an Evaluation or Market Analysis, you can expect a cross comparison of similar sold, active and expired listing properties within a specified area. Without recognition of specific renovations and upgrades, or major repairs required that impact a sale. This can give you a good idea of the general make-up of a neighbourhood and provide a baseline comparison of the properties in it. Keep in mind, just because two or more properties may be similar in size and have the same number of bedrooms and washrooms, this does not always mean you’re looking at an apple to apple comparison. For this reason, when reviewing a report, you may want to dig deeper into any anomalies that seem to skew the overall picture. These reports are valuable for both buyers and sellers. Buyers by helping them to determine what they will pay for a property and sellers by assisting them in setting a realistic asking price that reflects the immediate market.

A Real Estate Appraisal, on the other hand, will provide information related to features and the condition of a specific address. Factors in an Appraisal Report such as the square footage of the structure, its overall condition, the number of bathrooms and bedrooms and such things as an inclusion of a pool or fireplace, will provide an assessment for financial lenders and may serve as an additional tool for potential buyers regarding a property’s value. It is important to note that an appraisal can only be prepared by someone who is accredited to prepare one.

  • 2019 has been a year of triumphs and challenges, but I wouldn’t have had it any other way.

I couldn’t think of a better way to wrap it all up than being named the CMP Woman of Influence. 💃🏽 It’s truly an honour to be in a position to empower other women to make their dreams come true, just as so many of my own colleagues and mentors have done for me.

This year has been filled with immense change – we’ve had the privilege of expanding our team, opening our brand new office, all while supporting our clients and partners in achieving their goals.

Since my very first deal, I have made it my mission to create a financial concierge service dedicated to transcending the industry; a business that puts relationships first, by building meaningful connections with every realtor and homeowner who passes through our doors.

I am grateful for the growth and lessons of this year, and for everyone who has supported us along the way. None of this would have been possible without every single one of our clients, realtor partners and team members. Not to mention my family and friends who inspire me everyday. I am so incredibly blessed to be surrounded by such an amazing support system and I can’t wait to see what unfolds in 2020. ✨
