We agreed to buy this property on the basis that the owner wanted a quick sale. However the owner was put in prison a few days after we agreed the sale! Thankfully the agent involved was proactive and we were able to exchange and complete the deal quickly. The property was a complete mess inside and needed fumigating before the clearance company could go in!

The purpose of the blog we are writing today is that a lot of people have requested and many people have asked what effect the real estate market has caused due to Covid-19 and what are its benefits and losses. So we are going to tell you something related to that today.

So first we divide it into 3 parts:

First is your #builder, the second one #buyer and the third one is the #market i.e what is going to affect the builder, what will affect the #buyers and what will be the market .We will know these three things in this blog. 

We are gonna understand that today the builder has caused a lot of upheaval due to Covid-19 and the reason for this is that the labor is not getting as much labor for construction as it used to be. The second reason is that the builder is not able to predict how the market will be now because this is the pressure on every builder that the sooner the unit is sold, the better it is for him. If the unit cell is booked and closed quickly, then the builder will be able to produce what he can launch in the coming time or are there multiple towers in a single project, they should be launched or wait for it?

Now let's talk about buyers. Buyers also have a dilemma and that dilemma is that is it right time to buy, what effect of Covid-19, whether it should be taken or booked flat or wait a little longer. All these things should be done in the mind of buyers.

Third thing is what is the condition of the market..

Now let's talk about the form of the market that what will take form in the coming time, then you understand one thing that in the coming time, the rate may not decrease but in the coming time the rate will increase because the builder who is sell the flat in the low #margin at this time, he will equal his profit by selling more in the coming time.

  • This has weighed heavily on my mind for the last day or so. In the past, on several occasions I have suggested to people when asked for a QS that they get in touch with Luke Wicks in Barnsley.

Although I didn't know Luke particularly well, we'd chatted a bit, and I saw a lot of stuff on social media and I know what it is like to try and build a business.

However ive been made aware of his quite distasteful racist ideologies. 

It takes a special kind of stupid to hate people because of the colour of their skin.

Everyone has a right to an opinion, but you know what, sometimes people have to speak up and call out the idiots.

I apologise to anyone who has engaged with Luke because of my suggestion. 

(I had to make apologies last week to a contractor I suggested he get in touch with Luke because he sent one of his tenders at £192k - the highest of 5, with the lowest two both being £110.... But that's a different story)

If you need someone to do a takeoff / costing for you, let me know.amd I'll find someone else to suggest.

  • At The Time Of Covid-19 Ministry Approved construction Of 10.28 Lakh houses Under #pmay

New Delhi: Union Housing and Urban Affairs Ministry on Friday approved the construction of about 10.28 lakh houses under the Pradhan Mantri Awas Yojana (Urban), taking the total number of houses authorized so far under the plan to 1.06 crore. This  decision was taken by a meeting of the Central Sanctioning and Monitoring Committee (CSMC) under PMAY (Urban). This meeting was held at the presence of 19 states and Union Territories.

This was the first CSMC meeting attended during the COVID-19 pandemic.

HUA Secretary Durga Shanker Mishra stated that by the end of this year, they should work towards reaching the target of constructing 60 lakh houses while 80 lakh houses should be grounded for establishment, this statement by the ministry said.

It is sure that about 67 lakh houses are currently grounded for construction and more than 35 lakh have so far been completed and settled,

The ministry department said the total number of authorized houses under PMAY(U) is now 1.06 crore as agai ..

These houses are offered to be established across beneficiary-led construction and this housing in partnership verticals under PMAY(U) at an affordable price.

In this meeting, states also put in their offers for emendation of projects due to various issues such as land, topographical hazards, inter-city migration, change of preferences of verticals and fatality of lives, among others.

The ministry department said the total investment under the PMAY (U) is Rs 6.31 lakh crore which has central assistance of Rs 1.67 lakh crore of which Rs 72,646 crore has been passed.

    Every week I tackle one of my fears, which is public speaking, but this is because it genuinely makes me happy, gives me a buzz, and is directly linked to overcoming my anxiety. ⁣

    However, generally in working life, I believe it’s important to understand what your weaknesses are, but focus on your strengths in order to grow. ⁣

    This way you will be happier, less stressed, more confident and be doing something that keeps you motivated. In turn, all of this will significantly enhance your performance, and thus you will be more successful. ⁣

  • A year ago today I was unemployed, living with grandad, anxious and depressed (George).
⁣
I now have multiple successful businesses, am financially free, own my own home and am happier than ever. 😃 ⁣
⁣
How? 👇🏻⁣
⁣
It’s simple really, I made a choice! ⁣
⁣
I visioned where I wanted my life to be, I knew I was in control of my own destiny, and I didn’t let anything get in my way. 👊🏻⁣
⁣
What did I do? ⁣
⁣
- I read motivational books, especially on CBT techniques and the law of attraction, ⁣
- I sought therapy, ⁣
- I exposed myself to all the situations I felt uncomfortable in (feel the fear and do it anyway, ⁣
- I focused on the positives in every situation, ⁣
- I found something I was passionate about and worked my socks off. ⁣
⁣
I do still have anxiety however, I’m now in control of it, and have decided It will never beat me again! ⁣
⁣
My story is relatable to many. For example, people who are wanting to lose weight, eat healthier or quit smoking. ⁣
⁣
Some choices won’t be the ones that define your day. They will be the ones that define your life. Your daily choices really matter! ⁣
⁣
So what will it be? The choice is yours.. ⁣
⁣

- Don’t be a jack of all trades and a master of none! Understand your goals and hone down on a strategy that can get you there as quickly as possible. Don’t get shinny penny syndrome as you’ll find yourself being counterproductive. Focus on one thing, master it, systemise it and then move on to the next. ⁣

- GO FOR NO! Every single no is one step closer to a YES! Property and business generally is a numbers game and you have to keep going, be consistent and not fear those rejections! ⁣
⁣
- Do NOT compare yourself to others! Everybody is different and everyone is in a different situation. Every second you waste thinking about how someone else has got where you want to be, is wasted energy that could have been used on focussing on your dreams.⁣
