  • Ever found that perfect house only to get out-bid on your offer? We are currently in a seller’s markets, which means demand is high and inventory is low. Buyers often have to go above and beyond to stand out from the competition. There’s no magic formula behind winning a bidding war on a house. There are, however, things that you can do to up your chances.

✔️ Up your offer
Money talks. Your best bet if you’re set on winning a bidding war on a house is, you guessed it, offering more money than the other person.
✔️ Show your pre-approval
Sellers are looking for strong buyers who are going to see a contract through to the end. To let them know how serious you are, it helps to have a pre-approval from your lender clearly stating that you’ll be able to borrow enough money to purchase the house.
✔️ Increase your down payment
If you’re up against another buyer or buyers, it can be incredibly helpful to increase the amount you’re willing to put down. A higher down payment means less money will be required from the bank, which is ideal if a bidding war is pushing the price above and beyond what it might appraise for.
✔️ Humanize your offer with a personal appeal
It never hurts to humanize your offer with a personal appeal. If you love the property, let the seller know in a letter. Be open and honest regarding why you feel so strongly about their home and why you think you’re the right buyer for it and don’t be afraid to get a little emotional. This tactic isn’t going to work on all sellers, but on a seller who themselves feels a strong connection to the property, it may make a positive impact.

  • Choosing from the various types of home loans out there isn’t all that painful if you know how to. Choose wisely and you could save a bundle on your down payment, fees, and interest.
Here are the best types of home loans:

Conventional loans:
A conventional mortgage is a type of home loan that’s not insured by the federal government. It’s a deal between you and your money lender but has to meet certain guidelines by agencies such as Fannie Mae

FHA Loans:
These loans are ideal for borrowers who cannot afford a large down payment and don’t have an excellent credit score. A minimum FICO score of 640 is enough to get FHA’s maximum 3.5 percent financing.

VA loans:
VA loans are specially designed to provide flexible, low-interest home loans to active as well as veteran members of the U.S. military and their families. There’s no requirement for a down payment or PMI. The closing costs are generally capped and paid by the home seller.

USDA Loans:
These loans are great in helping moderate- to low-income borrowers who want to buy a home in a rural area or a USDA-eligible area. Most USDA loans do not require a downpayment for eligible borrowers with low incomes
Fixed-rate loans:
You pay the same interest rate over the entire life of your loan, typically 15 years, 20 years, or 30 years. The rise and fall of market interest rates won’t affect your monthly mortgage payment in this predictable loan type. But, you will have to give a down payment.
These types of mortgage loans are well-suited for first time home buyers too. If you would like to learn more or have any questions, I am here to help. #buywithtianab #firsttimehomebuyer #dcrealestate #mdrealestate

  • It’s Throwback Thursday! 7 years and hundreds of apartments later. The corner of 6th and H Street NE formerly home to Murray’s is now Whole Foods on the bustling H Street Corridor. I have watched this city transform and it is my personal mission to ensure that we all get a piece of the pie. You can still buy in DC but now is the time!

  • What’s the first step of the home buying process?

Getting pre-approved for a mortgage is the first step in the home buying process. A pre-approval letter from a lender gets the ball rolling in the right direction.

Here’s why:

⬥ Knowing how much home you can afford narrows down online home searching to suitable properties
⬥ Being pre-approved for a mortgage demonstrates that you are a serious buyer to both your real estate agent and the person selling their home
⬥ Most real estate agents will require a pre-approval before showing homes #buywithtianab #dcrealestate #dcrealtor #mdrealestate #firsttimehomebuyer

  • Do you like this tile? I love the hexagon shape with the pops of great.

Summer is the new spring for real estate. Buyers are jumping back into the market as stay-at-home orders are starting to lift. With mortgage rates at such low levels and states gradually beginning to reopen, there’s more incentive than ever to buy your dream home this July. The busy spring real estate season is shifting into the summer! #buywithTianaB #dcrealtor #mdrealtor #dcrealestate #mdrealestate #relocatingtodc #summeristhenewspring

  • Many first-time homebuyers are surprised to discover just how many ways you can complicate a home purchase. You may have got your pre-approval, found a home you love, and made an offer. But if you want to avoid messing up the transaction, you will need to be extremely careful until the sale has closed.

Avoid these home buying mistakes:

✔️ Don’t miss any of your payments
✔️ Avoid changing jobs
✔️ Avoid buying a car
✔️ Don’t buy furniture or household goods on credit
✔️ Don’t let anyone make inquiries into your credit
✔️ Don’t spend the money you are going to use to cover closing costs
✔️ Avoid being a co-signer for anyone

  • 1231 Good Hope Road, the land on which the Anacostia Arts Center currently sits, was originally purchased by the Margolis family in the 1930s. It originally housed 3 separate buildings, which the Margolis family leased to Woolworth, a discounted apparel store, for the majority of the century. The last two decades of the century proved difficult for the Woolworth chain, causing the decline and eventual fall of the once widely popular store. In May of 1999, with Woolworth out of business, the Margolis grandchildren made the decision to sell the Good Hope Road property. Looking to expand their nonprofit which then owned the neighboring building (currently Jubilee Jobs), Arch Development Corporation purchased the property in 1999. - - -

For the next 3 years, Arch acquired funding and, in 2002, they began construction to transform 1231 Good Hope Road into a job training center for local residents. In 2011, the lower level of the building was renovated to serve as a small business incubator. And in January of 2013, the decision was made to transform the upper floor of the building as well. With input from area residents who affirmed their community did not need another social service agency, the upper floor underwent the transition from a job training center to an arts center with an aim at employing the arts and the creative economy. Anacostia Arts Center officially opened to the public on June 22, 2013 during Arch’s annual festival, and since has continued to grow as a home of the arts. - - -

I can remember shopping at Woolworth on Good Hope Rd as a child with my mom and grandma. Fast forward almost 25 years later, I launched my first business (@creative_carousal) in 2013 at the Anacostia Art Center. Life truly comes full circle. I’m a proud Washingtonian and a Strong Woman because SE raised me! #dchistory #tbt #thenandnow #historicanacostia #SE #DC #dcstandup #dcnative #buywithtianab #sellwithTianaB

Often times a mortgage will cost you far less than renting. There are so many programs and loan options with little to no money down. So the question is; what are you waiting for? It’s tax season and the perfect time to invest your return into real estate and let your money work for you!

Do you remember when this city corner was home to Murray’s, H St Storage, and Danny’s? What was your fav food from Murray’s?#throwbackthursday #hstreetne #dcrealestate #buywithtianab #thenandnow #dc #dcnative #neighborhoodexpert

  • Is Fall the new Spring? The fall real estate market is almost always a hot season. Home selling in fall is the second-best time of the year to sell a home. Families have returned from summer vacations. Kids have gone back to school. The holidays aren't yet upon us, at least not yet in an annoying way. 🍁🍂🐿 Give me a call to discuss your home buying and selling options as Fall approaches. Side note: I had my first pumpkin spice latte today! #buywithTianaB #sellwithTianaB #sellmyhouse #buy #sell #invest #homesforsale #homebuyers #mortgage #dcrealtor #mdrealestate #mdrealestateagent #pgrealestate #pgrealestateagent #dmvrealestate #dcrealestate #dmvhomesforsale #dmvrealtor #realestate #realestateagent #firsttimehomebuyer #dcliving #dchomesforsale #nationscapital #dcrealtor #dchomebuying #dchomesforsale #dcliving #relocatingtodc
