  • We continue to find electrical subpanels that are improperly wired. Any breaker panel downstream of the main disconnect (aka 'main shut off breaker') is considered a subpanel (aka auxiliary panel). No matter whether located inside or outside the home, subpanels should be fed with 4 conductor feeder cables (2 hots, 1 neutral, and 1 ground) from the main panel. In the subpanel, the neutral (white) conductors must float and should not be connected to the subpanel's grounding bar. Doing so can allow for an increased shock/electrocution hazard called objectionable currents. In the example below, a grounding bar needs to be properly installed in the subpanel and then all grounding conductors need to be relocated to that grounding bar. The neutral bar (across the top) should have only neutral conductors connected to it. Bonding screws or bonding straps would also have to be disconnected from the neutral bar. In PA, electricians are not licensed or otherwise regulated. With my hair frizzing up, and then waiting for Friday to hit so that I can have a little fun! Putting my kids in expensive Summer camps and rushing at 5PM because being late was not an option.

Creating wining positions for my clients is what I specialize in!

Don’t fall victim to shiny object syndrome. These properties are beautiful and would be amazing to live in now doubt but... own some shxt that will pay for you to live here instead of working and trading your time for the money you need to pay for such luxury 🧠🗣

Don't buy in a good or bad neighborhood, buy in a neighborhood that you can see the future of. Do your research when it comes to neighborhoods as well keep in mind most of the best neighborhuds are going to be more expensive investments. For the best investment you want a neighborhood on the verge of being 'next' best.

Here are 10 things to scout:

1. Rising ⬆️ Home Prices

Climbing home values is one of the biggest markers of a great neighborhood. But home prices are ticking up across Metro Vancouver, so what constitutes a good growth rate?

The median price for all residential properties hit $1,031,400 in July 2020, up 4.5% from a year ago according to the MLS Home Price Index composite. With that benchmark in mind, consider a place where home values are increasing at a faster rate than the average.

2. Growing Household Incomes
