  • Cold calling is one of my methods for finding motivated sellers.

It has a bad stigma with it, but if you find someone with vacant land who doesn't want it, they don't want to pay taxes on it, cut the grass, or have insurance on it, they would be more motivated to sell their property.

Entrepreneurs often struggle when they start cold calling.😟 They hate calling people, feeling like they're interrupting their day in order to drum up business, and they're not very good at it either. Their approach is too timid and they give up too soon when they encounter resistance. They don't manage objections well, and fail to produce results.

I still remember that how last year when I used to do Sales with my big brother & mentor @aneeshmalhotra29 I used to make more cold calls than anyone & I loved how I have learnt customer servicing & building relationships with clients.

  • Here's a career defining lesson. Let’s go back to 2015 when I was selling radio advertising in downtown Chicago. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
I tried for months cold calling businesses and saying "Hi, this is Zach with XYZ Radio. I was calling to see if you'd be interested in promoting on our station?" CLICK. The phone would hang up. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
"Hi, Zach Dulla with XYZ radio here. I think our station is perfect for you to promote your sale on." CLICK. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
It wasn't working. Radio was tough to sell to begin with and throw on top that we're a new station in the market that people hadn't heard of.

So... I started coming up with ridiculous ideas. I started building pitch decks that outlined unique promotional concepts and started making calls like this... ⠀⠀⠀⠀⠀⠀⠀⠀⠀
"Hey marketing director of Metra Trains! How cool would it be if you took over the display screen on our radio station every morning so people stuck in Chicago traffic would read "Was Metra an option today?" scrolling across their nav screen. DEAL CLOSED. ⠀⠀⠀⠀⠀⠀⠀⠀⠀
"Hey CMO of national Lasik brand! We're running a massive competition searching for "Chicago's Most Beautiful Eyes". The winner will get $1,000 and have their eyes featured on a Chicagoland billboard!" DEAL CLOSED. $22.5K

"Hey Director of Marketing for national pet store! We just ran an incredibly successful competition in the optical services space and I want to do the same for pets. Voila! The Happiest Pet in Chicago where the winner gets $500 and the chance to see their very own pet start on a Chicagoland billboard!" DEAL CLOSED. $19K ⠀⠀⠀⠀⠀⠀⠀⠀⠀
I have decks on decks of these promotional ideas, some of which never saw the light of day. I pitched "National Leave Work Early Day" to Rumchata, "Chicago's Best Engagement Photo" to Helzberg Diamonds and even called up the founder of Chicago’s largest restaurant group and pitched him to sponsor a city wide 16" softball all-star game (a story for another post...it didn't work 😂). ⠀⠀⠀⠀⠀⠀⠀⠀⠀
The lesson learned here: Always reach out with an idea.

  • Humble Beginnings. About 8 years ago, I had a choice, make money and work for one of the biggest companies in America or work for Apple. I chose the magic shop over the Apple store. Reason being is I felt that I could learn a life skill that can be transferable to any field of work; being comfortable in front of people. Also, I thought maybe magic could impress girls. I found out it doesn’t. Anyway, as I walked past this shop last weekend, I was thankful this job was a set up for what would come in the future. Let me drive this post home and relate it to real estate... the skill of being able to make others feel “at home” is something I want to get better at this year in my real estate career.  A trick is able to accomplish that task briefly, but then after it’s done, that’s when the real magic happens, being able to talk and relate to others in a real way.
