Having a pre-approval or proof of funds (if you're buying in cash) is the first step of purchasing a home for anybody and everybody. 
⠀⠀⠀⠀⠀⠀⠀⠀⠀
(Well, if you're Oprah, a proof identification may be enough? Not sure. Oprah, if you're reading this, DM me)⁣
⠀⠀⠀⠀⠀⠀⠀⠀⠀
But for the rest of us - we need that documentation to accompany any offer we make on a home.
⠀⠀⠀⠀⠀⠀⠀⠀⠀
Otherwise, you could miss out on the perfect home (it’s kinda like going shopping on Black Friday without your wallet)

  • A post I've been putting off, but one that some of my more astute followers might have seen coming. Would you like to live in my house? Surprise! My Victorian home is on the market😅I'd call this bittersweet but for now it's kind of just bitter - we don't know where we'll be headed to yet, and I do really love this house😏Drones were able to get pretty cool angles of the house that I've never seen before, so enjoy the first few shots that give you the full view of this Victorian and her quirkiness. With six bedrooms and 3 baths (1 full, 2 half), she has plenty of room for a family or a couple with a menagerie of animals and a lot of stuff😇Her original details are in tact as much as possible, and I've added quite a few "original" details of my own😉There really isn't much work left to do here. Other than making your dream kitchen or adding a third floor dream master suite (two things we had planned on doing) this Victorian girl is ready to go. The major selling point of this house for me was her stained glass and her staircase😍Those stained glass windows are the heart and soul of all the design I've done here🥰To all my old house people, I want to let it be known that I am vetting potential buyers for their feelings about the stained glass. All seven windows will be protected at all costs✊🏻That is so important to me, and I could never let them fall in bad hands🙅🏻‍♀️I never expected to leave this house so soon, but as the world changed this year, so did our lives and it's onto new things.   • 💰 How much do you need for a downpayment?

It’s the million-dollar question, and one I’m asked about all the time.

The answer is, well, it depends.⁣

But here are some helpful guidelines to get you thinking.⁣
⁣
🏡 Twenty percent is typically the gold standard, and it will increase your chances of locking in a low-interest rate. You’ll also avoid private mortgage insurance (PMI), which lenders require if you put down less than 20%.⁣
⁣
🏡 Depending on the type of loan, however, you can put down less than 20%. FHA loans backed by the Federal Housing Administration, require as little as 3.5% down.⁣
⁣
🏡 Keep in mind the average first-time homebuyer puts just 6% down, so don’t fret if you don’t have piles of cash laying around.⁣

🏡 In addition to your down payment, don’t forget to account for closing costs which are about an additional 4%.
⁣
An experienced agent and lender (like @coutumortgage) can give you all the info you need on the various types of loans.

With so many options, there is sure to be one that’s right for you.⁣
